① Reliable Guarantee Plan
48 months long warranty period(For commercial property is 6 months). We will take charge of garbage disposal fees, legal fees(including attorney's fees) etc. We will solve the problems fast with our solicitor.
② To improve occupancy rate by reasonable contract.
We respond to tenants investigations strictly and fast.
③ To reduce troules for maintenance companies.
We provide attentive services in English, Korean, Chinese to reduce troubles for maitenance companies.
Move in Flow
①Choose a Rental House
②Fill up the Guarantee Application ,send it via FAX with other required documents to us.
③After receiving the application documents, it will be on investigating.
(Investigating contents: Contacts in tenants country, emergency contacts in Japan etc.)
④After investigating, will be sent via Fax.
⑤Guarantee contract will be signed while sign the leasing contract.Tenants will pay for the house rental fee and guarantee commison.

Fee Description
①Guarantee Fee
ⅰ．50% of monthly rental fee (Including maintenance fee and parking fee).
ⅱ．For commercial building is 100% of monthly rental fee.
ⅲ．ⅰⅱIf the amount of Partⅰor partⅱis less than 20,000 JPY, usually we will collect as 20,000 JPY.
②Annual Guarantee Fee
Residential: 10,000JPY
Commercial: 30,000JPY
